OUR INTRODUCTION:
Our journey with the Flints began one Thanksgiving Day when we received a phone call from the homeowners inviting us to potentially market their home for sale.
They were long-time savvy Dallas Residents who, after retiring, were looking to move out of state to be close with family.
Our team followed after several other local brokers already provided their marketing and pricing pitches based on knowledge of the surrounding neighborhood.
After listening intently to the couple and their needs, it became apparent that this would not be a hasty process. The couple had a particular timeline request that was several months out.
After several conversations, our team knew we could list their home well over what several competing brokers had recommended, with just a little extra work.
THE CHALLENGE:
We knew this move would be difficult for our clients emotionally and physically. After years in the Dallas area, the couple had accumulated many possessions, had some dated home finishes, and deferred maintenance, leaving them with cost and execution concerns.
It was very apparent that they felt daunted and overwhelmed.
After thoroughly listening and communicating our list price recommendations (in comparison to the advice of previous brokers) and our plan for success, the Flints accepted our offer and trusted the task to us.
THE RESOLUTION:
To be conscious of the couple’s timeline, we took their dream date of joining their children out of state and worked backward.
We created a game plan to enhance the details of their home to prepare it for the market. That plan included project management, hiring, and vendor/repair coordination to enhance the details of their home to get it ready for market. We hired painters, landscapers, handypersons, window cleaners, movers, and stagers and installed new carpets. All of which we knew would be vital to the turnaround of this home.
We worked within a pace that felt comfortable to our clients, held their hands every step of the way, and eliminated stress anywhere we could.
THE RESULTS:
The beautiful executive home hit the market and went under contract within a week of listing, selling nearly $160,000 over what previous brokers had recommended listing it at. Our clients were thrilled with the experience and to finally be joining their family out of state a reality.

OUR INTRODUCTION
Our journey with the Marlie Family began in the very middle of the global pandemic. It was the beginning of December and Susan received a call from a broker-owner colleague, she had worked with many years ago. He had an agent in his office looking to place a referral, for a client who was selling their out-of-state property and making a career move to the Dallas area. They wanted an agent who was very familiar with the local luxury market, and who could deliver a high level of concierge service.
Even though they were from the US and had owned homes within the states, they had spent the last 5 years living in Shanghai China with their 4 children.
Moving to the Dallas area involved international move logistics in a pandemic, selling their US home, and then finding something everyone loved here in Texas.
At first, the timeline was 6 months to accomplish this overall home search and move, however within one week of connecting, that timeline changed to less than one month.
THE CHALLENGE
The goal was to find the perfect luxury property, within a very specific desired school district and close all in under a month. Since this family could not travel and be here in person to tour homes, this meant we needed to have a very open line of frequent communication and great live video tours of the properties we wanted them to consider. The market was extremely fast-paced and properties were going under contract if not days but often hours after hitting the market. The concern we had is that given the very short timeframe and extremely limited inventory they would be settling for something that really wasn’t the best our area typically has to offer.
THE RESOLUTION
We really wanted the Marlie family to be able to purchase exactly what they wanted, but time was against us. The most important goal was to reside in a particular school district. While we did locate a few more forever home options, none were just right. We asked them if they would consider purchasing a less expensive, smaller home that would be more attainable until we could get them all here and give them the opportunity to tour forever home options in person. They were excited about this new plan and would give them the option to keep as an investment property down the road.
They fell in love with a much smaller, however charming home in the perfect location. The issue however was it need a lot of work. Logistically they were not going to be here to facilitate the hiring of contactors to get the house move in ready. We took the worry away, they closed on the home remotely, and relied on our team to make things happen. Within a two week window, we had foundation work complete, entire house painted, new carpet and various other fixes completed, all around the holidays.
The Marlie’s arrived the very beginning of January and were welcomed into their new temporary home in Texas.
THE RESULT
Just a few months later we found the most perfect permanent luxury level home for this amazing family and were able to get them under contract, even under a multiple offer scenario. They have since moved in and are loving their new address …. But bonus now that have an investment property very close by that they have leased out for top dollar.
Our goal with our clients is to never compromise but rather find the right solutions.

THE MICIANOS FAMILY
SELLING & PURCHASING CLIENTS
THE INTRODUCTION:
The Micianos Family were previous clients of ours, who also had come by way of referral. They initially contacted us in 2020 as they were outgrowing their current home in Wylie, Texas. They loved the house (which had the most spectacular water view and backyard oasis). Still, they wanted something new and space to entertain with their extended family.
They desired to stay in the area as they had established roots there and loved their children’s schools. A large master-planned community enticed them. In addition to the new construction build opportunities, the community was also near a large lake with views and amenities that the kids and whole family could enjoy.
Together, we visited several builders. Eventually, we landed on one we had worked with locally before and who we felt had a stellar reputation. They trusted us, and we went under contract. Knowing this was going to be a longer build time, we planned to list their current home about 3-4 months before the anticipated completion date of their new home.
As part of our process with new construction, we are there for our clients every step of the way. We assist in contract and inclusions negotiations, design center selection meetings, redline meetings, and progress inspections. The house build was underway.
After a year of building, our market was booming, and homes were selling very quickly with multiple offers. Our plan still was to wait until the appropriate time to list.
THE CHALLENGE:
On one of my client’s independent visits to the property, we discovered that the framing looked very off to their layman’s eyes.
This stopped business dead in its tracks. We learned that the builder (we highly recommended) had hired a new framing crew and significantly compromised the framing job.
We jumped right in, and after several meetings & inspections, we felt confident that the builder would more than make this right for our clients. This, however, was a huge setback to our client’s timeline.
THE SOLUTION:
Our clients consulted with us and decided they wanted to capitalize on the strong seller’s market. We coordinated painters, new carpet installation, and staging to present their home in the best light. Once the home hit the market, we hosted an open house, and by the end of the first weekend, we had 14 offers all over the list price. They were blown away! We immediately went under contract.
This meant an interim move this family was happy to embrace. As we had far exceeded their net proceeds goal. They took on the temporary move as a joyous adventure. They had money in the bank and could focus on enjoying watching their dream home being built.
We continued to oversee and monitor all phases of the build process and final walk-throughs. We negotiated some additional features to ensure our clients’ satisfaction. The builder appreciated our tenacity and expertise throughout and shared that our working relationship certainly helped the experience for our mutual clients.
